Carisbroke Swavesey General Partner Ltd has started construction of the 25,000 sq ft speculative B1 office/R&D scheme on the Buckingway Business Park at Swavesey on the A14 near Cambridge.
B1 office work underway
The developer, in a joint venture between Carisbroke Investments and Alfred McAlpine Special Projects, will shortly be submitting a planning application for a further 30,000 sq ft of sub-divisible units on the adjoining plot.
The freehold occupier market is being targeted as there is an increasing level of interest from Cambridge's technology start-ups and little supply of buildings to suit their requirements. The 12.2 acre Buckingway Business Park has potential for 240,000 sq ft of space, with, unusually, no local user or office restrictions.
Most planning consents in Cambridgeshire are limited to occupiers based in the county and those who are undertaking some form of research and development activity. Carisbroke Swavesey has received planning consent for extensive landscaping at the park.
