Cheffins to offer last remaining employment land site in Saffron Walden as Shire Hill Industrial Estate fills up

Cheffins launches to the market, the last remaining employment land site in Saffron Walden.

Shire Hill Industrial estate

Being sold on behalf of LPA Group Plc, the site consists of 0.69 acres of land, within the Shire Hill Industrial Estate. It is being offered to the market for £450,000 and could be suitable for a range of uses.

This site comes to the market following Cheffins selling a 1.1-acre development site on Shire Hill Industrial Estate to Barkby Group Ltd.

Acting on behalf of the landowners, Cheffins marketed the site and the sale completed at the end of March with Barkby Group Ltd intending to develop the site into office accommodation.

Set on the Shire Hill Industrial Estate, the site was offered with the benefit of mains services and has planning permission for development into office, R&D and light industrial uses. It was offered to the market with a guide price of £600,000.

Philip Woolner, Director and Managing Partner at Cheffins comments: “This site saw competitive bidding from both commercial developers and local occupier companies, all looking to snap up development space in the area. There is significant demand in the current market for development land for office and industrial space, this has brought with it a growth in values, as companies compete for the small number of opportunities available.”

Philip Woolner continues: “The next available site at Shire Hill is the last significant remaining development opportunity within the industrial estate and represents a prime opportunity for either an end-user or a developer. Following the sale of the site, the Shire Hill Industrial Estate will be fully built out. The Estate is an established commercial area, with nearby occupiers including the likes of Holroyd Components, Toolstation, Medlock Electrical Distributors, McKinleys Group and Kent Blaxill.”
