Residential, commercial and land lots on offer at Cheffins March property auction

Cheffins will offer a series of residential, commercial and land lots to the market on 16th March at the firm’s first property auction of 2022. Hosted at the Cheffins salerooms in Cambridge, the March auction will follow the live-webcast format, offering buyers the option to bid on the telephone, online or by proxy.

Leading the residential lots is a Grade II listed four-bedroom former Chief Warden’s house of what was once the Huntingdon County Jail. Dating from 1828, this historic property is in need of full refurbishment and comprises of a sitting room, dining room, kitchen, pantry, utility room, cloakroom, four bedrooms and a bathroom. It is on a large corner plot and comes with a brick garage with a former Anderson Shelter once beneath. It has an estimate of £350,000.

Another historic property which will be offered for sale is 21 King Street, Saffron Walden. This Grade II*, two-storey building features a ground floor retail shop with a storage and office space above. It is currently occupied by Williams Opticians at a rent of £25,000 per annum and is estimated to sell for between £250,000 and £300,000.

Other retail opportunities include a large single storey building on Yarmouth Road, Caister-on-Sea, which is currently let to the Central England Co-Operative Limited funeral care at a rent of £22,500 per annum. The building includes three meeting rooms, a kitchen and storage areas, as well as car parking. It has a pre-sale estimate of £280,000. Similarly, on New Conduit Street in King’s Lynn, a two-storey retail property is available, with a 13.3m frontage and retail areas over both floors. Currently let to clothing shop, Designs…, at a rent of £40,000, the high yielding building adjoins The Vancouver Quarter, which is in the main retail area of the town, with nearby occupiers including Nationwide, Boots, Trespass, The Perfume Shop, H&M and Costa. It has a pre-sale estimate of £350,000 - £375,000.

For other commercial investors, there is a well presented office building on Compass Point Business Park, St Ives, which has an estimate of £225,000 - £250,000. The property is fully let and includes over 1,771 sqft of office space, with car parking spaces, and currently has a rent of £23,000 per annum. Whilst in Linton, there is another office building which comprises of two separate units with a shared lobby. Situated just off Linton High Street, the building is part vacant, and part let and has residential development potential. It is estimated to sell for £350,000.

Leading the land section are two parcels of arable land extending to 22.88 acres at Pygore Grove, Pymoor, near Ely. This Grade 1 and Grade 2 land has an estimate of £190,000 – £200,000. Similarly, there is another 6.21 acres available to the rear of Main Street, Pymoor which is also Grade 1 and Grade 2 and has an estimate of £60,000 - £70,000.

On Warboys Road, Old Hurst, near Huntingdon, there is a parcel of land of 0.74 acres with a derelict Nissen hut and a number of other off-lying buildings. All of these are in need of repair or replacement but offer an opportunity for storage or other uses, subject to planning. This lot has an estimate of £60,000.
