New regulations affect older air con systems, warns Cheffins

Cheffins is issuing a warning about new regulations on older air conditioning units in commercial buildings in and around Cambridge. From the end of this year, older air conditioning systems using the ozone-depleting R22 gas face a costly upgrade or replacement under EU regulations.

Systems using R22 gas will either have to be modified or replaced by new air-conditioning equipment. 

Replacing the existing chillers and other parts of the air-conditioning system with new equipment is going to be the most likely option for most commercial buildings.

Whether a system is modified or replaced creates potential problems for both landlords and tenants. Also, can the landlord recover the costs through service charges or will the tenant bear direct responsibility? This will depend on the wording of each individual lease.
