The project was novel in the sense that it unlocked land for a private residential development that in all likelihood would not otherwise have been consented. The Community Land Trust (“CLT”) played an important role in the promotion of the overall site and in return was able to participate in the uplift in value (following the grant of planning permission) and to acquire land for community housing and other purposes as part of the wider scheme.
The project owes a lot of its success to the wide and detailed consultation with the community at an early stage. From the outset it felt like a community led project harnessing and working with a private developer rather than the production of community housing as an after thought or as part of the developer’s burden following the main event of a private residential development.
As a result of the project new planning protocols with East Cambs District Council have been carefully crafted that will help to advance other community projects in the area following in the CLT’s wake.

Magnus McManus said: “It was a rewarding experience to be involved with a residential development that put the local community at the heart of everything from beginning to end. It was a very good example of a socially responsible project with the local community working with a private developer for a mutually beneficial end.”
Deputy Leader of East Cambs District Council and Chairman of Stretham & Wilburton Community Land Trust Charles Roberts said: "The development at Manor Farm Stretham is the first scheme to come forward under East Cambs Council's new flagship Community Led Development policy. The scheme comprises 50 homes, a doctors’ surgery and business space. The planning policy is brand new and novel in allowing substantial cross subsidy of affordable housing from open market homes. As with any pioneering venture, risks are inherent and greater than with proven methods.”
Charles added: “At every stage of the project Magnus highlighted and worked through the risks with us allowing properly informed decisions to be taken with confidence. I want the Manor Farm development to act as a beacon for many other community led developments coming forward very soon across the District."
