Big Yellow takes Henley Road warehouse in Cambridge after 14 year search

The Big Yellow Self Storage Company Ltd, represented by Bidwells, has exchanged contracts to buy the freehold of a vacant industrial unit on Henley Road in Cambridge from a private client advised by Savills.

Big Yellow is the UK's leading self-storage brand, operating from a platform of 78 stores including 10 stores branded as Armadillo Self Storage.

The 39,050 sq ft (3,628 sq m) warehouse is positioned within a 1.8 acre (0.73 hectare) site to the rear of Cambridge Business Park. Nearby occupiers include Parcelforce, Halfords Autocentre, PlumbCenter, PartsCenter, Bathstore, Johnstone's Decorating Centre and Tile Giant.

Big Yellow propose to refurbish and convert the facility into a 55,000 sq ft (5,110 sq m) storage centre, with a planned opening in late 2015. The total investment including refurbishment is expected to be around £9.3 million.

Phillip Ridoutt, director at Savills Cambridge, comments: "The freehold unit on Henley Road offers good quality warehouse space in a prominent position in one of Cambridge's most established trade areas. As a result we received healthy interest from trade-counter operators and are pleased with the overall price achieved on behalf of our client."

Russell Catley, partner at Bidwells, adds: "Assisting Big Yellow in their search during 14 years for a suitable property shows just how tight the commercial property market is in the city, particularly for freeholds."
