Cambridge-based property developer and investor Howard Group is delighted to announce that The Works at Unity Campus in Sawston is now complete.
The Works at Unity Campus is complete and ready to welcome occupiers
Ideally positioned within the fast-paced Cambridge life science and technology cluster, The Works offers a uniquely flexible office and R&D environment ideally suited to a new generation of dynamic and innovative high growth businesses.
The striking architecture of The Works, designed by world-leading architects NBBJ, has collaboration and connection at its core and draws on the industrial heritage of the two-storey warehouse which formally stood on the site. Housed within the pre-cast concrete frame of the original building, The Works now provides modern office and tech R&D accommodation, across a range of flexible one or two storey layout options, in a truly inspiring and engaging environment. In addition, high-quality internal circulation, breakout and amenity space within the glazed, double height central ‘Street’, which runs directly through the building, provides space flooded with natural light to meet, share ideas and relax with like-minded people and businesses.
Externally, secure car parking is available in a dedicated multi-storey car park and 200 cycle parking spaces are conveniently located directly outside the building. A new access road from the A1301 and upgraded footpaths and cycleways link Unity Campus with Sawston village, Whittlesford Parkway railway station (in under a mile) and central Cambridge. Attractive high-quality landscaping envelopes The Works frontage, providing additional space to enjoy during the summer months.
William Jewson, Director - Development, Howard Group said: “Our ambition for The Works at Unity Campus is to provide an inspiring, flexible and connected work ecosystem within which dynamic, grow-up and mature knowledge-intensive businesses can thrive. The completion of The Works signals the first major development milestone for Unity Campus and sets the tone for our next phase of development. We are extremely excited to be able to unveil the building at this point. The position of Unity Campus and within it The Works; just four miles from the Cambridge Biomedical Campus and close to other leading research hubs, coupled with the accessibility of the location via road, rail and bike makes it a very attractive option for those seeking to be part of the Cambridge high growth community.”
The main contractor, Morgan Sindall Construction, delivered the scheme for Howard Group.
Bob Ensch, Area Director, Morgan Sindall Construction, said: “Unity Campus will provide a stunning location with unique and inspiring facilities that will enable businesses within the South Cambridge Cluster to foster world-leading collaboration and innovation. We have enjoyed working closely with Howard Group to ensure the successful delivery of such an important part of the Unity Campus.”
As part of its commitment to investing in and around the city of Cambridge, Howard Group first purchased Sawston Trade Park (upon which The Works now sits) in 2009. It subsequently acquired Iconix Park in 2013 and Langford Arch in late 2017. The purchase of Iconix Park included additional development land between the two estates and along the A1301 Sawston bypass. Further to a holistic master planning exercise, Unity Campus was created to encompass all of Howard Group’s Sawston assets. Unity Campus will bring together the office and laboratories of Iconix Park with new, high quality business and R&D accommodation on the adjacent land. The Works is the first phase of this development.
Howard Group is an established and successful property and capital investment business based in Cambridge with interests throughout the South East.
