Two new business tenants secured at the low carbon parallax building on Cambridge Science Park

National property consultancy Carter Jonas has secured two new occupiers at a green energy, low carbon property, 270 the Parallax Building, on Cambridge Science Park.

Altium, already based on the park, has agreed a 10-year lease for 7,399 sq ft. The global software company is at the forefront of Printed Circuit Board design, accelerating the pace of innovation through electronics. A second occupier has agreed a 10-year lease, amounting to 8,018 sq ft.

South Cambridgeshire District Council acquired the Parallax Building in 2020. As part of a portfolio-wide mandate with the council, Carter Jonas advised the Council on the purchase and repurposing of the building.

A comprehensive refurbishment of the 38,538 sq ft was concluded in 2021. Reconfigured floorplates across the two north-south wings have resulted in six separate open-plan Grade A office suites spread over three floors, starting at 3,654 sq ft with the potential to combine as required. Each suite has been designed to Category A specification, with raised floors, fully upgraded heating and ventilation, and LED lighting. The recent refurbishment focused on achieving low-carbon credentials and has created an attractive, high-quality, competitive space on the park.

We are discussing options with potential occupiers for the remaining 24,000 sq ft of space at Parallax and look forward to welcoming additional business to the site in due course.”

Investment in the Building’s green credentials such as Solar PV Panels, EV Charging Points and leading edge HVRF system has meant that the Council has been able to improve the sustainability and environmental impact and has also made it a more pleasant and greener place to work and do business.”
